Transforming an Industrial Landmark into Modern Living

A Vision for Adaptive Reuse in Brantford

King and Benton Developments collaborated with Reinders + Associates Ltd. to bring new life to the old Harding carpet factory at 85 Morrell Street. This infill and adaptive reuse project seeks to blend the building’s industrial roots with modern residential needs, creating a contemporary condo complex within the context of an established community.

Seamlessly Integrating with the Neighborhood

One of the project's key challenges was ensuring the new development fit harmoniously with its older, surrounding neighborhood. The team's design approach led to unanimous approval from local councillors during the rezoning process, paving the way for construction, which began in November 2016.

Residential Spaces & Design Updates

  • 112 residential units, with one- and two-bedroom options, will be built within the existing building shell, preserving the original industrial structure.
  • To update the building’s appearance, portions of the structure will be demolished to create new parking areas on the east and west sides, while a main entry courtyard will be introduced.
  • The facade will be further transformed with new recessed patio spaces, softening the boxy industrial look of the old factory and giving it an inviting, modern appearance along Holme Street.

A Revitalized Corner of Brantford

The Brant development is a perfect example of adaptive reuse, preserving the essence of the historic Harding carpet factory while introducing modern residential amenities. By creating a blended aesthetic, this project enhances the neighbourhood and offers a fresh residential option in Brantford’s evolving urban landscape.
